Board of Directors

Board members are homeowners who serve on the Board without pay.  They are elected to two-year terms in the community’s system of one vote per home.  An annual election meeting is held in June Votes may also be cast by mail.  The Board conducts open business meetings each month.

The Board carries out the responsibilities of the Association’s official documents as well as policies and guidelines set by it and Boards in prior years.  It is the Board’s philosophy to operate the community cost-effectively and enforce rules even-handedly, not only to maintain its appearance and functions, but also to protect and enhance owners’ property values.  The goal is a sense of pride in the Forsgate Community among its residents.

Most important among its duties is creating and adhering to the community’s annual budget
and protecting its reserve funds.  The total value of these assets exceeds $860,000.  A substantial percentage of the budget is dedicated to reserves for future repairs and replacements of streets, fences and other facets of the community’s infrastructure.  Undoubtedly the common property of the Association is worth millions of dollars. 
Another large part of the monthly fee paid by each homeowner covers expenses for a contractor to maintain the landscape that makes this such an attractive community.  This includes mowing lawns, mulching, pruning shrubs and raking leaves in private yards  This service fosters a uniform neighborhood environment while relieving owners of doing or overseeing tedious yard chores. Perceived problems with the landscapers can be brought to their attention on Friday mornings from 8 to 9 a.m. or via an e-mail to Jim Gerner.

Similarly, rules exist to protect the community’s appearance and quality of life.  They limit changes to the exterior of homes and landscaping, to control some objectionable activities and to maintain property values.

The Board and its Architectural Review Committees (one in The Greens and Fairway’s Edge and one in Pine Run) see to it that the rules are adhered to for the benefit of all, while considering homeowners’ applications for changes or enhancements.  This neighbor-to-neighbor system is augmented by an Alternative Dispute Resolution Committee.  Fortunately, it has rarely been necessary to use that committee.

Homeowners are encouraged to get involved in this grassroots self-government process.  Volunteers are also welcome on several other groups, such as Landscaping Committees overseeing common planting areas along the streets in the community.

A quarterly magazine, Around the Greens, keeps residents informed about the Forsgate Community and issues in the surrounding area that affect it.  It is mailed to homes, but the most recent issue
is also on this website.
