Welcome to Forsgate Community

The Forsgate Community is a residential village within Monroe Township and has three distinct neighborhoods.

Beginning in the late 1980s, they were developed on land that was formerly part of Forsgate Farms and later Forsgate Country Club. The first neighborhood to be built was The Greens, consisting of 184 detached houses in several different models. It has a gated entrance on Fairway Boulevard, a swimming pool and a recreation center with fitness equipment, locker room and a social/meeting room.

Fairway’s Edge was the second phase built by the developer. It consists of 42 homes in pairs attached on one wall. Like The Greens, each includes at least two bedrooms (mostly three), at least 2½ bathrooms, a full basement and a two-car garage. Fairway’s Edge shares the gate, pool and recreation center with The Greens.

Pine Run was the final section constructed in the Forsgate Community, in the 1990s. It contains 92 homes, of which 60 are detached houses with at least three bedrooms. The other homes are attached in pairs along one wall. All Pine Run homes have at least 2½ bathrooms and a two-car garage.

Our community has a homeowners’ association because it is a planned unit development with both individually owned “fee simple” properties and common areas owned by the association membership (homeowners) as a whole. Each owner or co-owner of a Forsgate Community home is a member of the Association. Each home is entitled to one vote in any election conducted by the association. A Board of Directors, five volunteers elected by the membership, follows the requirements of the association’s governing documents, sets policies and oversees a professional management firm and various other contractors.

Services provided to homeowners include landscape maintenance, collection of garbage and recyclable materials and maintenance of the streets within the community. A monthly fee pays for these association services.
